The Board of Education of the East Holmes Local School District, whose offices are located at 4535 TR 367, Millersburg, OH 44654, is seeking statements of qualifications from firms to provide Professional Architectural/Engineering Services for the development of a District Facilities Master Plan and such additional and reasonably related improvements as may be deemed necessary by the Owner.
The District is contemplating additions and renovations across all of its buildings and desires to develop a comprehensive facilities Master Plan that clearly identifies long-term space needs and capital improvements, including the elimination of modular classrooms. A separate district-wide “Classroom Refresh” project is currently under construction.
The Master Plan is anticipated to be Phase One of a two-phase agreement. Phase One will include evaluation of existing facilities, development of a Program of Requirements (POR), preliminary floor and site plans, budgeting/estimating, presentation drawings, and a final report. Phase Two is expected to include final design, construction documents, bidding/negotiation/GMP proposal phase services, construction administration, and closeout services. Construction for Phase Two is anticipated to begin in Spring 2027.
The District will be procuring a Construction Manager-at-Risk (CMR) simultaneously, and the selected CMR is expected to provide pre-construction services to the Owner/AE Team. The District is only committing to Phase One at this time and reserves the right to not proceed to Phase Two or to select a different AE firm for Phase Two.
